For commercial spaces, we still offer that same lifetime warranty — but heavy day-to-day traffic, forklifts, and chemical exposure wear down the top coat faster than a typical garage or patio ever will. On busy commercial floors, that usually means a fresh top coat every several years to keep performing and looking like new, even though the underlying installation is still covered.
What actually shortens a floor's lifespan
- Skipped or rushed prep. Epoxy needs to mechanically bond into open, ground concrete. Coating over paint, sealers, or dirty concrete is the single biggest cause of early peeling and bubbling.
- Moisture in the slab. Concrete that hasn't been tested for vapor emission can push moisture up through the coating over time, causing delamination.
- Skipping the top coat. The clear top coat is what protects the color and decorative layer underneath from UV, chemicals, and abrasion. Without it, the floor wears out much faster.
- Heavy, sustained heat or direct sun without UV protection. Standard epoxy can yellow or fade outdoors without a UV-resistant top coat, which matters a lot in Florida.
How to get the most years out of your floor
Sweep or dust mop regularly to keep grit from scratching the top coat, clean spills with a mild cleaner rather than harsh solvents, use furniture pads under heavy or sharp-footed items, and avoid dragging metal or unpadded equipment across the surface. For garages, parking on the floor daily is fine — it's dragging jacks, tool chests, and metal equipment across the surface without protection that causes premature wear.
